EPCs & MEES for
Commercial Landlords

Energy Performance Certificates (EPCs) are essential for every leased commercial property, providing a clear rating of energy efficiency from A (most efficient) to G (least efficient). Under the current Minimum Energy Efficiency Standards (MEES), landlords cannot let properties with an EPC rating below E, unless a valid exemption applies. Future requirements are tightening: by 2030, commercial properties are expected to achieve a minimum EPC rating of B, with a possible trajectory towards A by 2035.

EPC Requirements and Compliance

2018

Unlawful to grant new leases for properties with EPC rating below E.

2018-2023

Landlords could continue letting existing F and G-rated properties, but were expected to plan upgrades.

April 2023

Extended to all leases: properties rated F or G better unless a valid exemption applies.

2023-2030

Current minimum remains EPC E, but landlords are advised to prepare for the next threshold.

2030

Proposed tightening: minimum EPC rating raised to B for all commercial lettings.

2030-2035

Market adjustment period, with government signalling ambition to move towards EPC A.

2035

Minimum EPC rating could progress to A, aligning with net-zero commitments.
